Riverview is an unincorporated community in southeastern Hillsborough County that has experienced explosive growth over the past two decades. What was once a rural area along the Alafia River is now a sprawling suburban community with master-planned neighborhoods, retail centers, and a rapidly expanding road network. US-301 and Bloomingdale Avenue serve as the main commercial arteries, while the Selmon Expressway extension has improved commute times to Tampa's Westshore business district and downtown — now about 25 to 35 minutes depending on traffic. Neighborhoods like Boyette Springs, Summerfield, Panther Trace, and Creekside range from affordable starter homes to upscale gated communities. Hillsborough County Public Schools serves the area, with several newer schools built to keep pace with population growth. Brandon, the closest established commercial center, sits just north along Highway 60. The cost of living in Riverview remains below the Tampa Bay average, which — combined with newer housing stock and decent schools — continues to attract buyers priced out of South Tampa, Westchase, and other established Tampa neighborhoods. The trade-off is traffic: the rapid growth has outpaced infrastructure in some corridors, and the US-301 and Big Bend Road intersections are notorious bottlenecks.
